Who Is the Super Agent? 

You’ve seen his ads, witnessed his humor and learned of his skills. So who is “Pehr Black- Super Agent”? An article was recently published in the Coeur d’ Alene Press by reporter Joe Butler and is believed to “say it all”…

 

      Pehr Black has three words he loves. Sure, he has plenty of three-word phrases he’s fond of “making the deal” or “helping the client.” But the words, “And then some” pretty much sum up his work ethic and what he promises — and delivers — to his clients. "You have to go above and beyond your normal duties, which is the ultimate customer service,” said Black, an agent for Century 21 Beutler and Associates for the last two years. “But what you really need to do is do everything humanly possible, and then some.”  It’s this ability to give way more than the bare minimum and even more than what even the go-getters will give that’s helped Black put together successful transactions that others have walked away from or declared impossible. This goes way beyond going in early and working late, being “always on,” and goes to the importance of creating great, long-lasting relationships. It’s also earned him the respect of his colleagues, plenty of repeat business, the agency’s Rookie of the Year honor for 2006, and what’s most vital for the industry, plenty of referrals. I have a very big imagination,” he said. “And it all comes down to how put the deal together for everyone’s satisfaction.”  He said there are plenty of opportunities for one party to walk away feeling like they got a steal, while the other party may feel like they got robbed. “What I like is getting the win-win,” he said. Black doesn’t want to share specifics of past transactions, but over the last few years, he’s connected buyers and sellers for not only a 92 FT house boat yacht that no one wanted to budge on, but all sorts of residential and commercial projects. “I like selling the unique, hard-to sell stuff,” he said. “The stuff where you might need some extra help, or a little muscle to get things exposed properly – not bullying, just muscle.”

     

      Black is a native of Minnesota and has worked in a variety of occupations, including promoting national-level rock bands. Interestingly, there are more parallels between music and real estate than one might think.
“Both involve promoting high-ticket items, with heavy pressure,” he said. “There’s serious emotions involved, and deadlines are critical.” Paperwork is critical in both worlds – when you’re putting together a land transaction, there are plenty of documents required. And when you’re putting on a show, there’s an equally impressive stack of paper and contracts. And if something goes wrong or is forgotten, even accidentally, you’re likely to be hearing from a lawyer.
Also, in both worlds there are plenty of last minute things that can cause things to go south in a hurry, even at the last minute. This experience has helped him deal well with the pressures of a pending real estate transaction.
“But the reward at the end of the day is the same, whether you’re selling out a show that people love or helping someone buy or sella home,” Black said. “Everyone’s happy.”  Black is a graduate of University of Wisconsin in Madison, with a degree in marketing and fine arts. He’s worked in marketing, sales, advertisement and investment real estate for more than 20 years. He and his family moved to North Idaho and enjoy everything the area has to offer.  Family time is important to him as well, and he tries to make it a priority, even if it has to be scheduled in occasionally to make sure nothing else gets in its way. Real estate has become a place where all these skills and his career background came together. “It really comes down to how to put a deal together for everyone,” Black said. “This business is no different than any other – you have to take care of your client.”                  
He’s already become one of the top producers at the agency, with $10 million in sales 2006, and already $12 million for 2007. and has nothing but good things to say about Beutler and other agents.               
“The Beutlers are the coolest people,” he said. “The management is strong and smart.”
Though there is friendly competition amongst the agents, mostly to keep everyone a little more motivated, he said everyone is happy to jump in and help when needed.“I think half my listings have been closed by other agents in this company,” Black said.He said the company also lets each agent set their own style and do their own promotions and marketing. Black is a big believer in unique advertising. His print ads include pictures of various listings, but also usually have him doing something unusual and eye-catching, from flying through the sky in a super costume, to wresting a bull to the ground.“I like to think outside the box, and make things memorable and humorous,” he said. “I want people thinking that about my listings and how I get things sold as well.” Black said just about all his customers have been great, and he loves when a past client comes back for future real estate needs, or tells their friends and family. “It all has been very rewarding,” he said. “I help people get what they want, whether it’s a dream home or getting some extra money out of a house.”                
Black said people looking for a good real estate agent should try to find someone who cares about their goals. An agent should be there and be ready to listen.“Your goal can be to get top dollar, or get the best negotiation,” he said. “You need to find someone strong and aggressive.”  The local housing market is going strong, and actually at healthy level. “There are people who need to sell, and people who need to buy,” he said. “Things are stable, and there are lots of choices out there, so buyers can really get what they want.” Black is always happy to point people in the right direction. “My client is always No. 1,” he said. “It’s not about the one-time transaction, the one-night stand – I’m about the long-term business, the friendships.”
